Demand for downsizing, high-density behind planning of new Abstract development in Cadboro Bay

There’s no place like home, which is why Abstract Developments has designed its new 14-unit condo in Cadboro Bay, Element Beach Residences, with expansive living areas.

“The size and number of units is driven by the location,” said Abstract’s development and acquisitions manager, Sam Ganong.

“We see a demand from downsizers, and the community plans drive it too, across the street is a three-storey building, this fits in with the community.”

There are three layouts available: a one bed, one bath, and den; a two bed, two bath; and a two bed, two bath with den. They range in square footage from 737 to 1,009, with seven units on the second floor and seven on the third floor.

The ground floor will be commercial space, either for office or retail, which will be subject to zoning.

The floor designs are based on creating a home feel rather than a condo with an open kitchen and living area that is flowing and expansive. Because condo living areas often feel small with limited storage, Abstract tried to make it more functional by adding storage with custom millwork throughout.

It’s a much different project than Abstract’s recently completed City Park townhomes overlooking Rudd Park on Whittier Avenue, just south of Boleskine Road.

Only one of those 14 units is still for sale.

“City Park townhouses are geared to entry level buyers and young families, driven by its proximity to Uptown, which has been successful,” Ganong said.

“Here in Caddy Bay, everything is already established.”

Keeping with Abstract’s flashy appeal are design schemes by Sandy Nygaard (Nygaard Interior Design) who has worked with Abstract before. Nygaard is leaned on to institute a brash, West Coast feel inside the home, using colour schemes, earth and wind.

The kitchens are loaded with slide-in gas ranges by Whirlpool, part of the stainless steel appliance package.

Element condos will be sold in three stages. Phase 1 launched in September and sold out. The remaining nine units will sell in Phases 2 and 3, with the next phase likely to launch this spring.
