Happy Valley area development in Langford offers larger lots

McCormick Meadows aims to offer an exciting new alternative to most of the new development underway in Langford, according to Rohan Rupf, marketing director for Keycorp Development and Marketing.

“We’re excited about the opportunity to offer lot sizes that are generally larger and, more importantly, up to 50 per cent wider in most cases,” said Rupf regarding the 275 unit development under construction in the Happy Valley Latoria Road area.

Keycorp actually reduced the original 500 units zoned to achieve larger lots on the roughly 30-acre property.

“We didn’t feel that level of density was appropriate for this location,” Rupf explained. Many of the lots, which range from 4,000 to 6,000 sq. ft., are 13 to 14 metres wide, and “that provides a streetscape which is very appealing,” he added.

McCormick Meadows will offer a small number of townhouses, as well, but the majority of the units will consist of fee simple single family homes that include a range of ranchers and traditional-style single family houses (for example three bedrooms and a den on two levels), with about one third containing legal secondary suites.

Providing a mix of housing options will appeal to a more mixed demographic, including seniors who are downsizing, young families and established households making their first home purchase, making for a much healthier and more vibrant community, Rupf said.

“There’s definitely a selection of very appealing options with a variety of styles that include a more traditional look,” Rupf explained. “It’s a distinct style of architecture that differentiates the project from much of the new development going on in Langford.”

Standard features include gas and hot water on demand, high-efficiency ductless heat pumps and easily accessible crawl spaces.

“Another exciting feature is that we’re offering two distinct interior schemes and a range of colour choices,” Rupf said. “We are able to provide a variety of options and choices so purchasers can customize their home.”

Community amenities include a modern playground with state of the art features and a substantial amount of park space that will serve the development and surrounding area.

The first new homes will be available for occupancy this summer, with prices from $459,000 to the high-$500,000 range.

The show homes are nearing completion, with the grand opening slated for April 11.

Rupf said they are impressed with the amount of interest that has been shown in the development so far, and chalks that interest up to the uniqueness of McCormick Meadows itself.

“Interest has been very high already because McCormick Meadows is so different,” Rupf said. “We are really thrilled about this project.”
