The ilaria at Hatley Park will add 14 high-end townhouses to the Colwood landscape.
The ilaria development includes six three-bedroom townhouses with one-car garages and eight with two-car garages on about 30,000 sq. ft. of property at 2130 Sooke Rd., said Paul Davis, the developer who put the project together.
“All of the homes include rentable suites, which is rather unique in Colwood,” Davis noted. “Every bedroom has an ensuite as well. That will enable some people to purchase a home they may not have been able to afford otherwise.”
The location is ideal because of the close proximity to Royal Roads University and the Galloping Goose Trail and major transit routes right there, Davis said, adding that it will be the first development in Colwood to have a central median on Sooke Road.
Some of the features in the three-storey construction for each unit include floor-to-ceiling linear gas fireplaces, gas appliances and gas hot water and heating, which means the Ilaria is quite high in energy efficiency, Davis said.
“They all have floor to ceiling kitchen cabinets, which makes for lots of storage,” he said. “When you consider the stainless steel appliances, granite countertops and oversized veneer doors, there’s a lot of standard features you would have to pay extra for in other developments,” he said.
The three-bedroom townhouses are 1,583 sq. ft. and start at $440,000, including GST. Four bedroom homes are 1,775 sq. ft. and start at $525,000, including GST, and all have a private back garden.
All of the townhouses feature a flat roof design and skylights to provide an abundance of natural lighting, said Davis, who just completed the Greystoke Seven townhouse complex in Victoria.
Davis will start work within the next couple of weeks, with completion of the $6.5 million project expected by the spring of 2017.
