View Royal residents in the Six Mile and Thetis Lake neighbourhoods have seen their surroundings bloom over the past decade, largely due to the work of the Limona Group.

The West Shore-based company is behind the Thetis Vale developments that have added dozens of new single family homes to the housing stock in the area and allowed many young families to get their start in the market.

Passersby on the Trans Canada Highway will no doubt have noticed land being cleared and homes starting to go up in a large area at the base of Mill Hill. It’s phase 6 of Thetis Vale, says Guy Crozier, with ReMax Camosun Realty’s Preferred Homes Team, the agents for the project.

Enticed by the previous development efforts in the nearby neighbourhood and the promise of a slightly shorter commute to downtown Victoria from Langford’s Happy Valley neighbourhood – where similarly priced homes are being built – potential buyers are already lining up to receive information on this newest phase, Crozier says.

“We’ve got a nice strong list of 30 to 40 names of people we’ve collected,” he says. “It’s a sign of where we’re at that we get probably two to three calls a week about what’s going on there. There’s a lot of anticipation for it.”

Highway travellers have seen what will be the phase 6 show home go up quickly directly across from the Thetis Lake on-ramp in the past week or two. Crozier said Limona’s tradespeople have been working hard to get the exterior completed on that home, but the interior specialists have been busy finishing off about 10 homes in another Limona project, Summerstone, near Happy Valley elementary.

The hope is to have the show home ready for potential phase 6 buyers sometime in early November, he said.

Not surprising given the speed homes are selling in today’s market, two or three houses in phase 4 and 5 of Thetis Glen have sold in the past few months, all within a week or two, Crozier adds.

The first section of the new phase on Lund Road will include 19 single family dwellings and 22 townhomes, most of which will be clustered in two- and three-block units. The detached homes will be between 1,500 and 2,000 square feet and be priced between the high $500,000 to mid-$600,000 range, while the townhomes are expected to list in the mid to high $400,000 range. “Half of the (home design) plans are the popular ones from Phase 5 and some are new ones,” he said.
