Anyone trying to sell absolutely anything wants to position a product as unique, something you just can’t get anywhere else.
Qualicum College Heights has achieved just that with some stunning ocean-view condos, now for sale on a property steeped with history.
Realtors John Cooper and Sean McLintock hosted an open house last week at the site on College Road in Qualicum Beach, the location of the former College Inn and, before that, the Qualicum College Boys’ School.
The first phase of four on the site, Cambridge Manor, is now open. It has 16 units, but nine have already sold. As far as open houses go, this seemed like a big event, despite the fact it was held in the middle of a weekday. One had to park way down the street and the units were getting a steady stream of visitors.
“I think all of Qualicum Beach is here,” Cooper said of the large turnout. “There’s a big shift in Qualicum Beach where there are a lot of people who have lived here in single-family homes who are now getting to the stage of life where they don’t want to maintain those homes. High-end ocean view condos are almost non-existent in the Qualicum Beach area and this is likely to be the only new inventory (of this type of housing) introduced here in the next couple of years.”
When all four phases are complete (Cooper said the timelines for those opening are “sales driven”), there will be 40 condos on the site. One of the buildings, the original boys’ school facility built in 1935, will be a clubhouse of sorts for those who live at the development, with a lounge, barbecue area and even a golf simulator. That building will also have a couple of resort-style hotel rooms and a couple of suites that residents can rent for visiting family and friends to stay on site.
“The developer (Dean Pomeroy) has gone to significant expense to maintain the heritage building as part of the development,” said Cooper, who, along with McLintock own Cooper McLintock and Associates and work with Remax. “That will be the hub of the College Heights community.”
The public will be able to access the beach near Judges Row on a pathway through the College Heights development. The units themselves certainly have a high-end feel to them. The seven condos still for sale in this phase range in price from $449,000 to $949,000 and in square footage from 1,436 to 1,906.
