Parkland is again part of a proposed development at Armstrong’s Royal York Golf Course.
After voting a month ago to remove parkland dedication from developer Patrick Place’s proposal, council has unanimously accepted a new offer for parkland from Place.
The proposal dedicates 7.3 per cent of the lands being subdivided, or 22,066 square feet, with a value of slightly more than $146,000.
Place offered to put up a $50,000 line of credit to ensure a trail system throughout the subject property once it is completed.
“This finalizes the phases of the development,” said Coun. Ryan Nitchie, chairperson of the city’s planning and development committee. “The developer has gone over and above normal practices exhibited by developers. He wants to see a trailway constructed through the property. I think there is a benefit to the community to having parkland and a fully constructed trail.”
Council has given third reading to a zoning and official community plan amendment bylaw that changes future land use of part of the golf course property to allow 46 strata units (30 single-family homes and eight duplexes).
The original proposal included parkland dedication of five per cent of the land south of the development. But council voted to take the dedication out.
