More than 900 residential units are in the works for a new development on Langford Lake. But the project hasn’t received the official go-ahead from the City of Langford.
Aqua on Langford Lake is expected to break ground in early 2018. A total of five six-storey buildings are in the works with sales expected to begin later this year or early next year. The first phase will include 124 units with more than 900 coming down the line by the end of phase five if all are approved. Construction of the first phase is expected to take 18 months once shovels have broken ground.
Matthew Baldwin, Langford’s director of planning, said the developers are applying to make zoning changes to allow for the project.
“The property has been zoned for this use for at least 15 years,” he explained. “There is a requirement for an amenity contribution in that zoning that the applicant would like council to reconsider. On Oct. 16, they applied to amend the zones to reorganize that amenity contribution. This would be a normal course of action. Staff are reviewing the application and preparing a report for the planning and zoning committee.”
Baldwin expects the report will go before the committee in late November or early December. At that point they will decided whether its ready for council. Council will also eventually have to hold a public hearing.
“This particular project has not been approved,” Baldwin said. “But if they made some modifications to it and they pay the amenity they originally said they would pay 15, 20 years ago, it could be approved without a rezoning. They are doing this to slightly reorganize the zoning for the site.”
Langford Coun. Denise Blackwell said the project will be beneficial to a growing West Shore community.
The City of Langford predicts its population will increase by 12 per cent by 2026. According to the 2016 census, there are more than 35,000 residents living in Langford.
The project is slated for the north western side of Langford Lake, near the new West Shore Parkway.
“It’s the perfect place for it because it’s close to the road, the new intersection, so that’s a good thing,” Blackwell said. “It was approved by the planning and zoning committee and I think they thought it was quite a nice looking development. There is housing that is needed.”
Lakefront-access homes in this development will feature a 15,000 square foot clubhouse with many different amenities including a workshop, toy garage, fitness room, chef kitchen that opens to an outdoor patio space, music studio, and a proposed craft brewery or restaurant on the top level.
Units will range from one- to three-bedrooms and family-sized homes.
Platinum Project Marketing said prices for these units are not being released yet.
