New car wash proposed for top of Tank Hill

Public hearing on form and character scheduled for 7 p.m. Monday, Jan. 25.

A public hearing for the issuance of a development permit for a new car wash at the top of the Tank Hill will be held on Monday, Jan. 25 in city council chambers.

The address of the proposed car wash is 2801 10th Ave. NE. A site plan received by the city shows the development running parallel to 11th Ave NE, at the rear of the commercial complex where the Shell gas station and Mac’s convenience store are located.

The development would include an automated wash, thee self-serve bays, three vacuum bays and a mechanical/office building.

Despite some concerns with onsite traffic, Salmon Arm council spoke in favour of the development at last Monday’s development and planning meeting.

“I’m sure most of the people will figure out it’s going to be much easier coming in from the east side if you’re going to use the car wash,” commented Coun. Kevin Flynn.

Coun. Alan Harrison stressed the public hearing will about form and character, as the proposed use is supported by official community plan and the property’s C3 service commercial zoning.

City development services director Kevin Pearson did note how the adjacent residential subdivision on 11th is actually a bit of anomaly for the area. He explained it’s been zoned R4 medium density residential since the 1990s, despite suggestions back then that it shoudl not have been because the whole area at one time was zoned for highway commercial.

The public hearing will be held during council’s evening meeting, beginning at 7 p.m.
