10-storey building plan proposed for Claude Road in Langford

Public hearing on proposal expected at Langford council in April

Langford council is considering a proposal that could see a 10-storey building, with 117 residential and commercial units, erected on Claude Road near Goldstream Avenue.

It was not immediately evident from the plan whether the building would include rental or strata units.

Coun. Denise Blackwell, who also chairs the City’s planning, zoning and affordable housing committee, said council approved two 10-storey buildings nearby along Goldstream Avenue a number of years ago, but because of an economic downturn the projects never materialized.

“We’ll see at the public hearing how people feel about the height,” she said, adding that hearing is expected to happen during one of council’s meetings in April.

City staff are preparing a bylaw amendment that would see the zoning for 2762 and 2768 Claude Rd. changed from one-family residential to a new mixed-use residential commercial zone. But there are a number of conditions that would need to be met before the project gains final approval.

Since the roadway would need to be widened at the site, the owner would have to deed part of the property to the City for use as a public road. Plans for traffic management, public safety and construction parking would also need to be approved by City staff before any onsite work or clearing could proceed.

The proposal also calls for several levels of underground parking to accommodate the new units.

If this development is approved by council, initial plans would see southbound traffic on Claude Road prohibited from turning left onto Goldstream Avenue and the developer would be responsible for the costs relating to the change.
