Subdividing a property can be overwhelming.

There are so many different facets that go into turning one property into multiples. There are property lines that need to be drawn, potential zoning changes, well drilling, service hook ups, and more.

This is where the Great Divide Land Development Company comes in. They take that entire list of things and set it all up, into one nice package for the property owner, so they can rest easier and get what they want out of their land.

Mike Palumbo subdivided his own property, and quickly realized how much work it really was.

Then, he got an idea. Since he was already well-versed in subdividing at that point, maybe he could help others out as well. He has made great connections with surveyors, well drilling companies, and engineers who all make the magic happen. It was just a matter of building the business, getting all of these pieces on board, and coming up with a name.

With the way property subdividing is going in Golden, and nearby towns, Palumbo knew there would be opportunity for his business to thrive.

What he offers is a fully personalized experience. He doesn’t want to rush the developments, and he really wants to get to know people and their visions for their properties.

“I want to be more of a hands-on business, meaning site visits, walking the property, very one on one,” Palumbo said. “I always thought the subdividing part of it is interesting.”

So far, Palumbo has started working with around three projects in Golden, and one in Revelstoke. He hopes that as his business gets more well known that people will call him for his services. He has an office right downtown Golden, and is easily accessible by phone.

While Palumbo was subdividing his own property, he gained a lot of knowledge about the process. He was very fascinated with mapping the property, and outlining where everything should go. He is also experienced well drilling, septic testing, and learned where roads should go.

“There’s a lot of hands-on education and background for the subdividing,” he said.
