It’s a buyers’ market

Housing prices down slightly in Northern B.C.

The BC Northern Real Estate Board (BCNREB) reports 2,153 properties sold through the Multiple Listing Service (MLS) in the first six months of 2011, down slightly from the 2,256 sales reported in the first half of 2010.

The value of these properties was $463 million, down from $468.5 million in 2010.

For the past three months the number of residential sales compared to residential active listings has been holding steady at 15 per cent – which is a balanced market.

At the end of June there were 5,335 properties of all types available for purchase through the MLS of BCNREB, up from 5,291 at the same time last year.

“Because of the vast territory we cover it’s almost impossible to make a general comment,” BCNREB president Victor Prystay said.

“However, house prices are down in most areas and interest rates remain at historically low levels.

“Along with an excellent inventory to choose from, it’s still a great opportunity to enter the housing market.”

In the Quesnel area,  realtors reported 105 sales worth $20.5 million so far this year, compared to 128 sales worth $21.7 million in the first six months of 2010.

Of the 42 single family homes sold between January and June, half sold for less than $181,000; these homes took, on average, 92 days to sell.

In addition, 16 parcels of vacant land, 22 homes on acreage, 6 manufactured homes in parks and nine manufactured homes on land have sold in the first six months of 2011.

As of June 30 there were 378 properties of all types available for purchase through the MLS in the Quesnel area.

Cariboo Region

100 Mile House: 135 properties worth $25.9 million have changed hands through the MLS in the area since Jan. 1. This compares with 180 properties worth $34.7 million in the same period in 2010.

Half of the 38 homes sold so far this year, sold for $230,000 or less and, on average, it took 132 days for these homes to sell.

Also reported sold were 31 parcels of vacant land, 31 homes on acreage, six manufactured homes in parks and 10 on land and 9 recreational properties.

At the end of June there were 937 properties of all types available for purchase through the MLS in the 100 Mile House area. Williams Lake: 167 properties have sold so far this year, compared to 211 properties by June 30 of 2010.

The value of these properties is $34.9 million ($45.3 million in 2010).

Of the 66 single family homes sold this year, half sold for less than $203,000.

These homes took, on average, 103 days to sell.

In addition, 13 parcels of vacant land, nine townhouses, 37 homes on acreage and 12 manufactured homes in parks and a further 17 on land changed hands in the first six months of 2011.

At the end of June there were 544 properties of all types available for purchase through the MLS in the Williams Lake area.

Northwest region

Prince Rupert: 56 properties worth $10.35 million have been reported sold through the MLS in the Prince Rupert area so far this year, compared to 71 properties worth $13.2 million in the first half of 2010. The median price of the 50 single family homes that sold was $170,000. On average, it took these homes 147 days to sell. As of June 30 there were 295 properties of all types available for purchase through the MLS in the area.

Terrace:  Realtors in the Terrace area sold 135 properties worth $25 million in the first six months of 2011, compared to 94 properties worth $18.3 million in the same period last year.

Half of the 79 single family homes that sold, fetched less than $190,500. On average, it took these homes 70 days to sell. In addition, 11 parcels of vacant land, 4 apartments, 5 half duplexes, 11 townhouses, and 8 homes on acreage changed hands in the first 6 months of the year. At the end of June there were 270 properties of all types available for purchase through the MLS in the Terrace area.

Kitimat: 85 properties worth $12 million have sold through the MLS in the Kitimat area in the first six months of 2011, compared to 45 properties worth $6.7 million at this time last year.

Half of the 63 single family homes sold so far this year, sold for less than $132,000 and, on average it took these homes 155 days to sell.

At the end of June there were 124 properties of all types available for purchase through the MLS in the Kitimat area.

Bulkley Nechako Region

Houston: 20 properties worth $3.3 million have changed hands so far this year, compared to 16 properties worth $2.6 million in 2010. As of June 30th there were 62 properties of all types available through the MLS in the Houston area.

Smithers:  Realtors in the Smithers area reported 125 sales with a value of $26.2 million in the first six months of 2011, compared to 110 sales worth $24.1 million at this time last year. Half of the 66 single family homes sold so far this year, sold for less than $220,000 and took, on average, 80 days to sell. 18 parcels of vacant land and 21 homes on acreage also changed hands since Jan. 1. As of June 30th there were 244 properties of all types available through MLS in the Smithers area.

Burns Lake: In the first six months of 2011, 33 properties worth $3.5 million were reported sold through the MLS in the Burns Lake area, compared to 49 properties worth $5.7 million in the same time period last year. At the end of June there were 130 properties of all types available for purchase through the MLS in the Burns Lake area.

Vanderhoof:   Realtors in the Vanderhoof area reported 36 sales worth $6.8 million in the first six months of the year, compared to 70 sales worth $10.9 million to June 30th of 2010. As of June 30 there were 179 properties of all types available for purchase through the MLS in the Vanderhoof area.

Fort St. James: 22 properties worth $3.2 million have sold through the MLS in the Fort St. James area so far this year, compared with 21 properties worth $2.5 million in the first six months of 2010. At the end of June there were 67 properties of all types available for purchase through the MLS in the Fort St. James area.

Northern Region

Fort St. John: REALTORS® assisted in the sale of 374 properties worth $103.4 million in the first half of 2011, compared to 342 properties worth $91.6 million in the first six months of 2010. The 172 single family homes which sold so far this year had a median selling price of $300,000 and it took, on average, 76 days for these homes to sell. In addition, 44 parcels of vacant land, 36 half duplexes, 31 homes on acreage, 21 manufactured homes in parks and 35 manufactured homes on land changed hands so far this year. As of June 30th there were 493 properties of all types available for purchase through the MLS in the Fort St. John area.

Fort Nelson: 67 properties worth $16.5 million have sold since Jan. 1, compared to 59 properties worth $13.4 million in the same period last year. Half of the 25 single family homes sold since January, sold for less than $318,000. These homes took, on average, 41 days to sell. At the end of June there were 102 properties of all types available for purchase through the MLS in the Fort Nelson area.

Fraser Fort George Region

Mackenzie:  In the first six months of 2011, 53 properties worth $5.8 million were reported sold through the MLS in the Mackenzie area, compared to 68 properties worth $7.1 million to June 30th, 2010. Half of the 44 single family homes sold so far this year, sold for less than $95,000 and took, on average, 194 days to sell. As of June 30th there were 86 properties of all types available for purchase through the MLS in the Mackenzie area.

Prince George: In the City of Prince George, 592 properties worth $136.3 million have changed hands so far this year, compared with 635 properties worth $139 million in the first six months of last year. In the western part of the city, the median price of the 135 single family homes that have sold through MLS was $218,000.

In the area east of the bypass, the 62 single family homes that sold had a median price of $179,000. In the northern part of the city, commonly referred to as “the Hart”, 81 single family homes sold with a median price of $250,000. The 120 single family homes that sold in the southwest section of the city had a median sale price of $285,500. At the end of June there were 888 properties of all types available for purchase through the MLS in Prince George.
