A new development in Comox is set for McDonald Road that will feature a mix of townhouses, duplexes and single-family lots.
At Wednesday’s Comox council meeting, council approved a development at 2309 McDonald Rd. which borders the town and Courtenay. It will feature 22 townhomes, eight duplexes (two-family dwellings), 13 bare land strata zero lot line single-family units and 40 fee simple single-family lots.
The property is currently a vacant lot, approximately 4.7 ha in size located between McDonald and Aspen Roads.
A public hearing was held on Nov. 4, 2020, with a concern about traffic being the only issue brought forth.
A Comox resident said he is concerned about the increase in traffic to the area and the impact on the environment. He proposed a roundabout at the intersection of McDonald Road and Lerwick/Guthrie Roads, but a report from the planning department noted the signal-controlled intersection was installed in 2008 and there are no known operational or maintenance concerns.

On Nov. 5, 2020, council gave third reading to the proposed development. A proposed phased development agreement would allow $68,469 contribution to the town’s Affordable Housing Reserve Fund; $12,864.60 contribution to the town’s Sewer DCC Reserve Fund and a provision of improvements within McDonald and Hector greenways.
The rezoning and development variance permit application was approved unanimously, however, Coun. Stephanie McGowan was not present due to a conflict of interest.
