A public hearing for a major housing development across from Ucluelet’s Big Beach on Lot 16 at Marine Drive is slated for Tuesday, June 8 at 5:30 p.m.
The proposal submitted by Macdonald Gray on behalf of Nored Developments involves a mix of housing, including: a 48-unit rental apartment building, six single family lots, 30 smaller single family lots and 28 townhouse units.
Details and concept plans for the proposed development called ‘The Lookout’ above Big Beach can be viewed on the District of Ucluelet’s website. The concept plans show two, dead-end access loops: the first at Marine Drive and the second is off Victoria Road.
The applicant has been in discussion with district planning and public works to determine servicing costs and upgrades required for a development of this scale. Lot 16, a 12.7 acre property, currently does not have adequate sewer and water to carry the capacity of the proposed development. Should the application proceed, any off-site servicing costs related to water and sewer would be borne by the developer.
The developer has also committed to contributing roughly 10 per cent of the property for parkland and is planning to make a financial contribution of $1,000 per unit proposed, which would equal $112,000 based on the proposed 112 dwelling units. They will also contribute one small residential lot for district staff housing.
While in-person attendance is not permitted due to COVID-19 restrictions, people can participate via Zoom, by phone and the event will also be livestreamed on the District of Ucluelet’s YouTube channel. Written submissions to communityinput@ucluelet.ca are also encouraged and must be submitted prior to the start of the Public Hearing.
