Denise and Wade Balbirnie are happy with their new mobile home park, Cariboo Country Estates, at Lac la Hache.
“We are pretty excited to be breathing life back into this park, and we seem to be generating a lot of local interest judging from the number of people who walk or drive through the park to check it out,” says Denise.
The first two brand new homes are on site now, and folks are going to love the view of the lake, she adds.
“As there is not a lot for sale in 100 Mile House at the moment in this price range, it will be refreshing for some buyers to be able to buy a brand new home in a beautiful area for under $100,000. It works out to be cheaper than rent.”
Denise notes the original owner did a lot of good work on getting the initial plans and approvals and all the necessary legwork in getting this off the ground quite a few years ago.
“He really put a lot of thought into the layout, infrastructure and had services put in for the first phase of 15 sites.”
Apparently there were five to eight mobiles on site at one time, when the owner ran into some financial problems and the property went into receivership, she explains.
By the time the property sold, there were only a couple of homes left on site, and while the new owner had plans of getting the park up and running again, he became busy with other projects he had going on and eventually the last remaining people moved and the property has sat vacant for close to 14 years, Denise says.
“Wade and I purchased it from the second owner this spring, and have been busy weeding, mowing, repairing fences and getting the sites ready to have new homes moved in.
“We also changed the name from Station Crossing to Cariboo Country Estates – a new name for a new chapter of the property that depicts the beautiful location right in the heart of Cariboo Country.
There are now brand new two bedroom, two-bathroom homes being set up and will be listed for sale with Dave Hickey of Royal LePage 100 Mile Realty.
“The sites are large, with great views of adjacent ranches and the lake. They are well off the highway, and a short walk across the road is a public access to the lake.
“It really is a beautiful location, very quiet and peaceful and great for anyone wanting to downsize and have a home near the lake.”
